Project Overview

MFS Construction, LLC (MFS) provided consulting services to facilitate renovations of Paterson P.S. No. 5. This included the complete replacement of the building’s roof and parapet structure, RTU units, boiler and heating exhaust system, structural repair of metal lintels, repointing of all mortar joints around the building along with substantial brick replacement, and restoration of antique terracotta murals about the building’s facade. MFS’ professional management services were provided from construction kick-off through the close out phase. MFS was responsible to inspect daily and report progress of work on site, facilitate the submittal and RFI processes, and act as a liaison between project stakeholders and officials having authority over the project.

Project Details

During the construction phase of the project, MFS provided a full time, on-site certified project manager to perform functions such as record keeping, schedule monitoring, document control, financial management, construction inspections, safety monitoring, tracking of labor and material on site. MFS frequently administered coordination meetings with project stakeholders and officials to ensure timely progression of the project through multiple stages.

This project followed a phased construction schedule with critical milestone dates related to the school year, and heating and cooling seasons. For this reason, MFS utilized an aggressive project management approach including weekly progress meetings and schedule updates to accurately track the actual construction progress of critical items. This management method helped keep all project participants aware of the status of the project throughout, which contributed highly to a successful project.

Furthermore, MFS staff coordinated with the owner and project A&E firm to complete a close-out program that documented the completion of project punch-list. MFS advised the owner on issues related to the project’s completion, ensuring stakeholders were assisted in procedures to closeout contracts, obtain permits, and occupy the building. MFS managed all project documents and correspondence through the owners chosen project management software, Primavera Contract Manager.
